Tre, Pol and Pen, is a beautiful and comfortable barn conversion which oozes charm with many original features including beamed ceilings a slate floors. It offers seclusion and privacy with its 4 acre site bounded on 1 side by the river Kensey, which nestles in a small hamlet in the Kensey Valley with many extra amenities including a 15' x 31' solar heated swimming pool, a 10' x 5' snooker table. The property is within easy reach of beaches and numerous tourist attractions and golf courses.

Accomodation -
Living rooms - on the first floor level there is an 8 sided 'Round Room' formerly a horse engine which houses a 10' x 5' snooker table,the room has a gas coal effect feature fire, slate flooring, seating and stereo record and tape deck. On the ground floor there is a smaller lounge with satelite TV,DVD,video and Gas Coal effect feature fire and a 3 piece cream leather suite with integral double fold out bed.
The Kitchen is a well equipped farmhouse style kitchen with exposed beams, Pine table and 12 chairs,Large Dresser, Miele Electric Double Oven, Microwave, Fridge, Dishwasher, Gas Hob together with a Gas coal effect stove.
The utility room has a toilet, sink, washing machine, tumble drier, deep freeze and lots of cupboard space.

Bedrooms, Bathrooms and Outside -
The master bedroom with Super King Size Bed, walk in wardrobe, Balcony and En-suite Bathroom is on the 1st floor. Bedroom 2 with King size Bed and En-Suite Bathroom is located on the Ground Floor. Bedroom 3 with 2 x 3 Single Beds and Washbasin is on the 1st Floor. Bedroom 4 with King size Bed is on the 2nd Floor. Bedroom 5 with 1 x 3 Bed is on the 2nd Floor. In addition to this there is a single qZq bed and an additional double qZq Bed for more scope.
Bathrooms - One with Massage Shower, Basin and WC. En-suite (Master bedroom) with Corner Bath, Basin, Bidet and WC. En-Suite (2nd bedroom) with Corner Bath, Basin and WC.
Outside - There is over 4 acres of grounds which you are welcome to use, which include 2 patio areas, an outdoor solar heated swimming pool (open May - September) in the bottom paddock (very secluded and a real sun trap) reached by either steps or down a lane, table and chairs for 10 people, Gas BBQ and a summer house and a childrens play area with slide, swings, trampoline and a small castle.

It is approx. 20 minutes drive to the nearest Beach - (Crackington Haven)and 30 minutes from Bude. The nearest town is Launceston which is 6 miles and has all amenities. There are 2 Golf courses within 6 miles of the propery (Trethorne and Launceston). Tourist Attractions within easy reach include: The Eden Project, Tamar Otter Park, Hidden Valley, Launceston Steam Railway, Trethorne Leisure Park, Brocklands, Bodmin Steam Railway, Crealy Adventure Park and the Camel Trail and National Trust properties and Gardens.
